FAQ
Getting started
I am overwhelmed. Where should I start?
Start with the property, the people involved, and any deadline you already know. You do not need to sort the house or choose a service first. Miller Estate Solutions can review the situation, explain the practical paths, and put the agreed scope in writing before work begins.
I feel guilty that I mostly just want this to be over. Is that awful?
No, and you are in the majority. Wanting the weight lifted has nothing to do with how much you loved them. Grief and exhaustion live in the same house. Letting someone carry the physical part makes room to actually miss them.
What does an estate liquidator actually do?
An estate liquidator helps a family decide what to keep, identifies what may have value, routes items to the appropriate sale channels, coordinates donations, and clears what remains under the customized service plan. The goal is to leave the property ready for its next step without making the family manage several vendors.
What areas does Miller Estate Solutions serve?
Miller Estate Solutions evaluates projects across the Twin Cities, greater Minnesota, western Wisconsin, and the eastern Dakotas. The team confirms availability after reviewing the property's location, scope, and timing.
How long does estate liquidation take?
Timing depends on the property, the amount and type of contents, the chosen service, and any legal or real estate deadline. Miller Estate Solutions reviews those factors before work begins and defines the working timeline in the customized service plan. Contacting the team early creates more options.
FAQ
Liquidation, cleanouts and downsizing
How is estate liquidation different from a garage sale?
A garage sale usually moves a limited group of household extras over a short period. A professionally managed estate liquidation is part of a broader process that can include sorting an entire household, researching items, selecting sale channels, marketing, buyer coordination, and post-sale disposition.
Will there be a public sale at the house?
No. The selling happens away from the property, through the venues that fit each item. There is no public sale at the house, no crowd walking through the rooms, and no sign in the yard. The customized plan defines the approved sale channels for the property.
What makes you different from an auction house?
An auction house focuses on pieces that fit its auctions. Miller Estate Solutions can coordinate the broader contents plan, including approved sale channels, donations, and agreed clearance. When an auction house is the right market for an item, it can be part of that plan.
What is an estate cleanout?
An estate cleanout removes the contents that remain after the family has chosen what to keep and any agreed selling is complete. Depending on the plan, Miller Estate Solutions can coordinate sorting, donation, recycling, and responsible disposal so the home is ready for sale, transfer, or occupancy.
What happens to items that do not sell?
The customized plan defines what happens to unsold items. Depending on the family's direction and the service selected, remaining contents may be donated, recycled, retained by the family, or cleared responsibly. Not every unsold item has the same next step.
Can you help a parent downsize without clearing everything at once?
Yes. Downsizing can begin with the next home's space, the items that matter most, and the timeline the family is working with. Miller Estate Solutions can help sort the household, identify possible sale or donation paths, and coordinate the agreed work at a pace defined with the family.
FAQ
Costs, contents and buyouts
How does pricing work?
Pricing depends on the selected service and scope. Before work begins, the customized plan states the costs, commissions, payment timing, and service-specific records so the family can evaluate the complete agreement. Volume, access, condition, and timeline are the main factors.
Do you buy estates as-is?
Sometimes. Depending on the property and agreed terms, a buyout may cover the house, specified contents, or both. It is one option to evaluate alongside liquidation and a traditional listing, never a push.
Is the furniture worth anything?
Value depends on maker, age, condition, demand, and provenance. Some pieces belong at specialist auction; others are better donated or cleared. Knowing the difference, and routing each category correctly, is the work.
Are you insured?
Yes. Miller Estate Solutions is fully insured for the protection of the home and the work. Proof of insurance is available for attorneys, trustees, and property managers who need it on file.
FAQ
Remote work, records and probate
I'm out of state. Can we do everything remotely?
Often, yes. Photos, video tours, digital signatures, written updates, and the service-specific records defined in the plan allow many clients to manage the work remotely without repeated trips.
What records do we get?
Your customized plan defines the sale records and proceeds documentation that apply. Estate auction sales can include item-level results; other services use the records agreed for that scope. Executors can confirm with their attorney which documents belong in the estate file.
Do I need to clean up before you see the home?
No, and please don't. Seeing the house as it truly is helps us give you an accurate plan. We've walked into every kind of home.
I don't know what I need yet. Should I still reach out?
That's the most common way people come to us. Tell us what's going on and we'll lay out the menu, including the options that don't involve hiring us.
